We are property development managers with innovative fast  construction-method guidelines and a vision to help you

Executive Summary

This blended construction on two work-fronts gives us an advantage for speed of construction.  Improved speed of construction and efficiency with less wet weather delays means more completed projects in a given period. This then means re-invested funds work harder.

Major flooding over a long period in many areas of NSW is causing massive damage to homes and contents. The cleanup is having a huge impact on landfill, waterways, oceans & environments. Current housing stock has not been designed for these new flood-events.

Modular Townhouses Pty Limited has a plan for more efficient and fast construction of stylish architecturally designed medium density housing of almost unlimited traditional modern style that can be modified for land that is occasionally flooded. We have a plan that can include staged construction for early temporary accommodation for residents.

Factory Built Modular Townhouse

Characteristic Structural Guidelines Include:

A key component being the transportable floor framing which usually has an overall structural thickness 150mm.

This floor framing that is galvanised steel with no hollow steel sections as primary supports.

Dwellings that can be mounted on a suspended slab set above peak predicted flood level, or on non-flooding ground with footings and a non-structural concrete slab or blinding layer with wpm

Lifting details to allow for placement of side by side dwellings (sardine style placement)

Provisions for crane lifting and re-lifting

That the concrete slabs under dwelling will be screeded with falls to a central drain to avoid ponding in the event of a water leak. This could be a good monitor for plumbing maintenance issues.
